Is Hampstead a Good Place to Live? An Honest Local Take
Yes, for most people who ask us. Hampstead is the town you choose when you want the coast without living on the sand, and that trade works better than it sounds. Here is what it actually looks like day to day, including the parts that are not perfect.
You are close to everything without being in it
Hampstead sits between Wilmington and Topsail Island on US 17. Surf City is 20 to 25 minutes. Topsail Beach at the south end of the island runs 35 to 45. Downtown Wilmington is 30 to 40 minutes, and ILM is 25 to 30. Summer weekends stretch all of those, sometimes badly.
That is the whole pitch. You can be on the beach before lunch and at a real restaurant, a hospital or a departure gate the same evening. Not many towns on this stretch of coast give you both directions.
The road situation, honestly
US 17 through the middle of Hampstead is the bottleneck and has been for years. Everybody who lives here knows it. The fix is the Hampstead Bypass, and it is arriving in pieces.
The Military Cutoff Extension opened in 2023 and already changed the Wilmington side of the drive. On the Hampstead side, NCDOT shifted traffic onto new lanes in May 2026, and the first bypass segment running from NC 210 up to Sloop Point Loop Road is scheduled to open in late 2027. The northern section is a 2030 project.
So the honest version is this. Relief is real and it is coming in stages, not all at once. Each stage takes pressure off US 17 and makes Hampstead and everything north of it easier to reach, which is part of why we think this area keeps getting more desirable rather than less. If you are buying here now you are buying ahead of that, and that is usually the better side of a road project to be on. But do not move here in 2026 expecting the drive to already be solved.
The upside of a town strung along a highway is that most of what you want sits on it. Sawmill Grill opens at 7 and is the breakfast we send people to. Jebby’s on 17 is the bar and food answer, a couple of minutes up the road. Eastern Outfitters is on the same highway a few miles north, and if you fish, that is where you will end up for gear and a license.
It is built around the water, just the calm kind
The Intracoastal Waterway runs the length of the area, and that is the water people here actually use. Harbour Village Marina on Harbour Village Drive has around 190 slips and fuel. Hampstead Marina on Broadview Lane has wet slips and a private ramp with 24 hour gated access. Both put you in the ICW in minutes and out an inlet not long after.
When the fishing does not cooperate, Atlantic Seafood on NC 210 West is a wholesaler with a retail market attached, open seven days a week. That is where we send people for shrimp.
No ocean pier of your own. Plenty of water.
Golf without the drive
Olde Point Country Club on Country Club Drive is 18 holes and open to the public. Ironclad Golf and Beer Garden, also on Country Club Drive, is the old Belvedere course. The people behind Wilmington’s Ironclad Brewery bought it in 2020 and reopened it with a beer garden and live music, and Shaka Taco runs the kitchen on site. You can play nine and eat without moving your truck. Two courses inside a town this size is unusual.
Schools
Hampstead is Pender County Schools. Elementary depends on your address and there are three in play. Topsail Annandale, North Topsail and South Topsail. Middle and high are Topsail Middle and Topsail High, both here in town. Some addresses on the north end feed Surf City instead.
FYI, verify your specific address with the district before you write an offer. Boundaries here move because growth keeps forcing them to. Seven schools in the Topsail and Surf City cluster are currently over capacity, and a new K-8, J.H. Lea, is set to open in fall 2027 with boundaries finalized in January of that year. Worth knowing if you have a rising student.
What is coming
Growth is the story in Hampstead and it cuts both ways. A few things that are real and dated.
The new Hampstead branch library broke ground in May 2026. About 20,000 square feet, opening summer 2027.
Novant Health filed in August 2026 to build a freestanding 24 hour emergency department near US 17 and NC 210. Proposed, not approved yet, but it would close the biggest gap in local services.
A 355 home subdivision off Olde Point Road was approved in January 2026, with a clubhouse, pool and community dock.
Walmart bought 42 acres on US 17 in 2025. No confirmed store and no timeline. Treat it as land, not a grocery run.
What to actually consider
Hampstead is spread out. There is no walkable downtown and you will drive to almost everything, including the beach. If you want to walk to coffee and sand, that is Surf City or Carolina Beach, not here. What we have instead is a handful of centers people gather at. Drift, the coffee shop at Oyster Creek Landing on Shuckin Street, is the one we point new arrivals to first.
There is real history here too. Poplar Grove is a restored 1850s peanut plantation just south in Scotts Hill, now the Poplar Grove Historic House and Museum, and it runs an Open Air Market on Wednesday mornings from late May through the end of August. Seasonal, so check the calendar before you drive over.
Growth has been fast, and fast growth means traffic and construction before it means amenities. Property values have followed the growth, which helps if you are buying to hold and hurts if you have been waiting for a dip.
Hampstead is also unincorporated. No town government and no town taxes, but no town services either. Pender County runs everything.
Who tends to move here
Families, mostly, for the schools and the lot sizes. Commuters splitting time between Wilmington work and beach weekends. Boaters, because ICW access here costs less than it does on the island. Fewer retirees than the beach towns, though that shifts a little every year we watch it.
Finding your place here
Housing runs from established neighborhoods with mature trees, to new construction still building out, to ICW and creek front with dock access. What fits depends on how much land you want, how much drive you will tolerate, and whether the water needs to be at your back door or ten minutes away.
