Topsail Island is not one town. It is three, spread across 26 miles of barrier island, and that distinction matters far more once you are house hunting than it does on a weekend visit. Here is what to know before you buy.
It is three very different towns
North Topsail Beach, on the northern end, is the quietest of the three. Wide, uncrowded beaches and a residential feel, popular with people who want distance from the crowds and do not mind a longer drive to conveniences. It is also the one town of the three in Onslow County.
Surf City, roughly in the middle, is the island’s commercial heart. The pier, the restaurants, the breweries and most of the shopping are here, and it feels most like a year-round community rather than a seasonal one.
Topsail Beach, on the southern tip, has classic beach cottages, a slower pace and a more historic feel than its neighbors. Surf City and Topsail Beach are both in Pender County.
Buyers sometimes assume Topsail Island real estate is one market. It is really three, each with a different personality, price point and pace of life, and the county line running through the island changes taxes, permitting and which beach projects apply. Visit each stretch before deciding where you land.
The sea turtles are a big deal here
The Karen Beasley Sea Turtle Rescue and Rehabilitation Center is in mainland Surf City, just off the island, and the area’s identity is genuinely tied up in sea turtle conservation. Nesting season runs roughly May through October, and you will see protected, marked nests along the dunes through that stretch. If you are buying oceanfront or near-oceanfront, understand the local lighting and conservation rules, because they are taken seriously here.
A little history most buyers do not know
Watch for the old concrete observation towers scattered along the island. They are left over from Operation Bumblebee, a Navy missile research program that ran here from 1946 to 1948, just after the war. The program’s Assembly Building still stands in Topsail Beach and is now the Missiles and More Museum. It is good island trivia and locals like sharing it.
What buying here actually involves
Do not assume flood insurance is available just because a house is standing and someone is willing to sell it to you. Roughly 56 percent of North Topsail Beach falls inside the Coastal Barrier Resources System. Properties in that system are not eligible for federal flood insurance through the NFIP, which means private coverage or none, at a very different price. Check the CBRS status of any North Topsail property before you get far into a deal, and get a real insurance quote in writing during due diligence rather than after closing.
Windstorm coverage and hurricane preparedness are separate questions again. Oceanfront, second-row and soundside properties each come with different insurance and maintenance realities, and they are worth walking through with someone who knows this island specifically.
